215-20 Northern Boulevard is a five-story ground-up mixed-use development for West Egg — a brand-new building delivering 38 apartments over 4,800 square feet of corner retail across three spaces on one of northeast Queens' most established commercial corridors.
The project integrates twelve affordable units at 130% AMI under the 421-a (16) tax program, expanding the supply of attainable housing in a submarket with strong long-term fundamentals. The three ground-floor retail spaces have been pre-leased to high-credit tenants, anchoring the building's street presence and supporting the surrounding Bayside merchant community.
Below grade, the building includes 25 parking stalls in a double-height cellar garage — a meaningful amenity in a neighborhood that prizes off-street parking. The residential program features energy-efficient windows and HVAC systems and offers tenants generous outdoor space across the building's terraced floors.
West Egg developed the project on a solo basis, taking it from acquisition through certificate of occupancy in 24 months. Lions Group served as general contractor and Gerald J. Caliendo served as architect — long-standing trade partners whose execution underwrote the project's on-schedule, on-budget delivery.
